About the role

This full-time Caretaker/Building Manager role is an excellent opportunity to join Facility Management Victoria Pty Ltd (FMV), a leading provider of facility management services. The successful applicant will be responsible for the day-to-day management and maintenance of a residential apartment complex located on StKilda Road.

Job Summary:

• To ensure that the appearance of the common areas of the building is maintained to the standards set by the Owners Corporation and FMV.

• To carry out the duties of surveillance and care relating to the security and safety of the building and its contents and occupancy, including the surveillance or monitoring of electronic equipment.

• To ensure all plant and equipment functions as intended.

• To verify that the contractors engaged to carry out works have carried out all required preventative maintenance as per all maintenance agreements.

• Report (written and verbal) to the Owners Corporation on all issues effecting the presentation and maintenance of the complex.

Qualifications and Experience

• Relevant experience in a residential or commercial building environment.

• Excellent communication and people skills.

• Ability to react in an appropriate manner to all situations.

• Demonstrated stable work history.

• Commercial cleaning experience in a relevant service industry preferable.

• Current workplace First Aid Level 2

• Ability to follow direction.

Duties and Responsibilities

• Undertake same cleaning and minor maintenance of the building and common areas to ensure a high level of cleanliness and presentation.

• Provide a presence on site undertaking regular patrols of all common areas ensuring all areas are secure.

• Warning of occupants and contacting of authorities and the necessary security services in the event of any actual or attempted breach of security in or around the building.

• Contacting occupants of the occurrence of any breakdown of any public or internal water, power, gas, telephone or other service

• Ensure the building logbook is up to date and all relevant information is recorded.

• Contribute to the development of work programs that ensure a high level of cleanliness and presentation.

• Follow the recommendations outlined in the Site Safety Plan ensuring all activities are undertaken in a safe and efficient manner.

• Contribute to the implementation of the Operations Manual.

• Undertake regular maintenance checks, note any breakdowns and contact the appropriate contractors to rectify the issues keeping a full and accurate record of all work carried out.

• Assist with the move in and vacating process ensuring there is minimal disruption to other residents.

• Report to the Owners Corporate Manager of any breaches of the Special Rules.
